Booking Terms

Deposit
Please note a deposit of $500 USD / £250.00 GBP is required to secure your booking. This is non-refundable.

Once a booking has been made, the guest agrees to abide by the rules and legislation in reference to homes for lease. The guest agrees to hold harmless the owner from suits
or claims of any guest in reference to damaged, lost, stolen or destroyed personal belongings. The guest agrees to hold harmless the owner of the home from all injuries to
occupants, family members or guests occcurring on or about the premises. The guest agrees to hold harmless the owner from any disruption to their vacation through
"acts of God" (inclement weather etc), for loss or delay occasioned by strikes, riots, political unrest, terrorist activity, industrial disputes, fire, flood, aircraft grounding,
closure of airports or ports, ash clouds or any other event beyond the control of the owners.

We strongly recommend that all guests take out adequate travel insurance e.g. to cover personal belongings and eventualities where cancellation becomes necessary.
It is important to note that medical expenses in the US can be particularly high.

Balance of Payment, Cancellation & Method of Payment
The balance of payment is due 10 weeks prior to rental. This payment is non-refundable.

Should the property become unavailable due to reasons outside our control (e.g. fire, any other disaster) we will either fully refund monies or offer to
attempt to find alternative accommodation.

We accept payment by Sterling cheque, US check or wire transfer.

Management of Property
Throughout your stay the Management Company will be responsible for upkeep of the property. We will give you their contact details before your arrival. If you encounter any problems, they
will assist you. If you are unsure about how to operate any equipment in the house then please contact the Management Company as you will
be liable for any damage incurred.

Damages Deposit
A $500 USD/£250.00 GBP damages deposit is required 4 weeks prior to arrival. This will be refunded on 6th of the month following your departure
if you have caused no breakages, damages, spillages or excessive use of utilities. You are not liable where something is not functioning due to general wear and tear.

Check In / Out Times
Check in is from 4.00pm and check out is at 10.00am.

House Alarm
You are responsible for the safety and security of the house throughout your stay. Our house is protected by an alarm and it is a condition of the rental agreement
that you must set the alarm every time you leave the property. Otherwise our house and your belongings are not protected, any insurance becomes invalid and
you will be liable for any burglary or damage to the property.

Pool & Jacuzzi
The guest shall ensure that no person under the age of 16 years is left unattended or unsupervised in the vicinity of the pool.

The pool and jacuzzi are free facilities for which you are not charged. Only the heating of the pool and jacuzzi is charged for and will be refunded pro rata
if, for any reason beyond our control, the heater malfunctions. The pool and jacuzzi are heated for 10 hours per day. It is not possible to guarantee
the temperature of the pool and jacuzzi as it is particularly dependent on local weather conditions. We aim to heat the pool and jacuzzi to a temperature of 84 degrees.

Wireless Internet
Provision of this service is free and whilst we do our best, we are unable to guarantee uninterrupted internet access.
